REAL ESTATE TERMS OVERVIEW:
A complete Purchase Agreement with all terms and conditions of this Auction is available; the following is only an overview.
Registration: The Auction begins at 1:00PM on-site at the lodge. Registration begins at 11:00AM; please arrive with enough time to be completely registered by 12:30PM. The registration process is free, easy and takes about 10 minutes. You will need your driver’s license and to sign a few documents stating that you understand the Auction requirements. You will also need to have an opening bid in mind to complete the registration form. This number will be held in confidence and will be used to start the bidding when the Auction starts. You must be registered for a Real Estate Buyer Number to bid at this Auction.
Registration Requirements: Bidders must first sign and accept all disclosure forms including seller's disclosure and waiving the opportunity for inspections. All inspections must be completed prior to Auction. Bidders must register for a special Real Estate Buyers number day of Auction and complete an opening bid form.
Real Estate Deposit Requirements: If you are the successful bidder and your bid is accepted you will immediately need to execute the Purchase Agreement with a nonrefundable deposit of $5,000. Your bid is not contingent upon being approved for financing. Please arrange financing prior to Auction and be able to pay cash at closing.
Bidding: The Auction of this real estate will take place in the same manner in which you would expect to bid on a piece of personal property. The Auctioneer will move at a slower pace to ensure that every person clearly understands the amount of the previous bid. You will have the opportunity to bid as many times as you like and upon conclusion, the highest bid will be offered to the seller. The Auctioneers decision is final. If you're the successful bidder - congratulations! You'll meet with Noah Smith immediately after the Auction to pay the required deposit, sign purchase agreements and complete all necessary documents.

Deed: Seller shall supply an owner's title insurance policy in the amount of the purchase price.
Easements: Sale of property is subject to all easements of record.
Closing & Broker Fees: The buyer will incur standard closing costs & broker fees of approx $900.
Survey: A survey has been provided by the seller at no cost to the buyer and is to be accepted by the buyer.
Real Estate Taxes: Taxes shall be prorated to the date of closing.
Buyer's Agent Broker Participation (if you are buyer that is represented by a buyer’s agent): A 1.5% commission on the high bid will be paid to a licensed Michigan Broker whose prospect pays for and closes on the property. Commission is tabulated from the high bid before the premium is added. The broker must first register their prospect in writing by sending an email to [email protected]. Broker or agent must inspect the property with their client and attend the Auction with the prospect and sign in. There can be no exceptions to this procedure; no oral registrations will be accepted.
Septic & Well Information: The well and septic is in unknown condition, but currently in working order to the best of our knowledge. The well water has not been tested. The septic system is outdated. The property is being offered "AS IS, WHERE IS" with no warranties of any type.
