AUCTION END TIMES: Liberty Auction and Realty Online Auctions are timed events and all bidding will close at specified time. Liberty Auction Realty Online Auctions also have an auto extend feature. If a bid is placed in the final 5 minutes of bidding, the auction bidding will be automatically extended 5 minutes from the time the bid was placed. Example: If an auction scheduled to close at 6:00 receives a bid at 5:59, the close time will automatically extend to 6:04. The auto extend feature remains active until no further bids are received within a 5 minute time frame.
SERVER AND SOFTWARE TECHNICAL ISSUES: In the event there are technical difficulties related to the server, software, or any other online auction-related technologies, Liberty Auction and Realty reserves the right to extend bidding, continue the bidding, or close the bidding. NEITHER THE COMPANY PROVIDING THE SOFTWARE nor LIBERTY AUCTION AND REALTY SHALL BE HELD RESPONSIBLE FOR A MISSED BID OR THE FAILURE OF THE SOFTWARE TO FUNCTION PROPERLY FOR ANY REASON. Email notifications will be sent to registered bidders with updated information as deemed necessary by Liberty Auction and Realty.

If a payment is made by credit card a 3.5% surcharge will be added, it must be made prior to pick up. All payments made at time of pick up must be cash or good check. If an item is missing or damaged at the time of pick up, the buyer is not obligated to buy that item and has no further recourse against the seller or Liberty Auction and Realty.

We gather aggregate information from this web site which may include but is not limited to: number of page visitors, most visited pages, any and all correspondence.
DEFAULT: If purchases are not settled by the specified pick up day, it will be considered in default. Upon default the bidder will be black listed/blocked from bidding on Liberty Auction and Realty auctions, as well as MarkNet Alliance auctions and may be charged 10% of bid price or $500, whichever is greater. All defaulted items may be offered to the next highest qualified at the discretion of Liberty Auction and Realty.
Any dispute between Liberty Auction and Realty, its Agents or Representatives, and the Buyer(s) will be tried in a court of jurisdiction in Henderson County, TN. By bidding on the property, buyer agrees to all terms and conditions set forth.

2. TERMS ON REAL ESTATE ARE 20% DOWN THE DAY OF AUCTION; BALANCE DUE WITHIN 30 DAYS UPON DELIVERY OF DEED. PAYABLE BY CASH, CASHIERS CHECK, OR PERSONAL CHECK. TAXES WILL BE PRORATED.
3. BUYER IS RESPONSIBLE FOR TITLE SEARCH, IF DESIRED. BUYER IS ALSO RESPONSIBLE FOR STATE TRANSFER TAX, RECORDING OF THE DEED, AND THEIR PORTION OF THE ATTORNEY FEES.

12. AUCTIONEER AND BROKER ARE NOT EXPERTS IN DETERMING ENVIRONMENTAL HAZARDS AND HAZARDOUS MATERIAL.
