The real estate will sell at ABSOLUTE AUCTION, to the high bidder regardless of price. A 10% Buyers Premium will be added to the high bid amount to establish the contract purchase price. An earnest money deposit totaling 5% of the contract purchase price is due within 24 hours of auction completion with the balance due within 60 days. The real estate taxes will be pro-rated to the date of final closing. Possession will be given at final closing. Oil, gas, coal, and other minerals, if any, owned by the Seller will be conveyed with the surface estate. The said oil, gas, coal, and other minerals will be conveyed without warranty of title. There is an active mineral lease that is currently generating income from an active gas well. The royalties from that well will be conveyed to the purchaser(s) and pro-rated on a total acre purchased basis. The auction is subject to a 3 minute auto-extend closing.
CLOSING EXPENSES
